Our Proposals

The proposals involve the reconfiguration and redevelopment of the site to provide:

Data centre facilities including ancillary office space, plant, servicing areas, and associated development.
A new high tech training centre in association with local education providers.
A new pedestrian crossing on the Denham Road.
18 acres of newly created green biodiverse space of which 11.3 acres will be accessible to the public with lakes, streams and walkways connected by public footpaths alongside 6.7 acres maintained exclusively for wildlife.
An extensive network of upgraded and new public footpaths connecting to the existing bridleway on the Denham Road and extending the route network in the surrounding area.
A long term Landscape Ecological Management Plan for maintenance and continued public access to the open space, bridleway, landscaped park, and surrounding network of footpaths for a minimum of 25 years.
A small visitors car park and disabled access to the proposed park and woodland.
Land gifted to Buckinghamshire Council to allow for a safer and more efficient traffic light controlled junction between Seven Hills Road and Denham Road.

The design of the facility has been developed to respond to the existing topography, creating a 90MW data centre facility with four double storey and two single storey data halls. These are set into the ground and carefully landscaped, to blend into the surroundings. The extensive landscaping, new planting and habitats will result in a biodiversity net gain of circa 130% which is significantly above the current government target of at least 10%.

The design also facilitates improving a section of bridleway on the Denham Road and providing an extensive network of paths adjacent to Seven Hills Road to link and form connections with the existing network.

The proposals have been created and designed by Apt Architects, and Cameo Landscape Architects both of whom are recognised for their high quality, innovative and environmentally sustainable designs.
