Increased Biodiversity

A long term managed nature reserve giving a substantial biodiversity net gain of 62% which is significantly above the current government target of at least 10%.

Improved Access

A new network of paths connecting the Seven Hills Road and Denham Road will be created linking with a new pedestrian crossing on the Denham Road (subject to recommendation and approval by Buckinghamshire Council).

A small visitors car park and disabled access to the proposed park and woodland will also be provided.

Improved Air Quality


The proposals will remove dirty, noisy construction activities on the site such as concrete crushing which causes a lot of dust and disturbance, and the reduction in HGV traffic to and from the site will reduce air pollution.

Safer roads

A new pedestrian crossing on Denham Road and a safe route along Seven Hills Road for walkers and cyclists.

A portion of land will be gifted to Buckinghamshire Council to allow for a safer and more efficient traffic light controlled junction between Seven Hills Road and Denham Road.

Funding will be provided for the Local Authority Highways Department to undertake a study for the potential reduction of the speed limit on Denham Road.

Training opportunities

A specialist training facility, to be used in conjunction with local schools and colleges, to help prepare people to work in a ‘growth’ industry.

Telecommunications need

The data centre will form an essential part of the UK’s Critical National Infrastructure and provide much-needed additional capacity, resilience and security for online users. 

New Jobs

A state-of-the-art energy efficient hyperscale data centre providing skilled jobs and apprenticeships for the local community.

Reduced HGV Numbers


Currently there are approximately 101 HGV movements per day to the local area, upon completion there will be approximately 8 HGV movements per day.

Economic Benefits

A significant investment into the local economy through the creation of new jobs with a stable long-term employer, and a commitment to work with local firms and suppliers where possible.

A substantial ‘Community infrastructure Levy’ (CIL) contribution will also be made, and apprenticeships will be made available to locals.

Decontamination

Existing contaminating commercial uses and HGV traffic will cease and the site will be graded and decontaminated.

Enhanced Sustainability

A programme of tree planting and landscaping resulting in a greener, cleaner site with 18 acres of newly created green biodiverse space of which 11.3 acres will be accessible to the public with lakes, streams, walkways connected by public footpaths alongside 6.7 acres maintained exclusively for wildlife.
